Pursuant to North Carolina law, property is appraised at 100% of fair market value. In North Carolina, property tax is the primary source of revenue for local governments. In FY2020, property tax represented 57.73% of Henderson County revenues.
All property in Henderson County is RE-APPRAISED every four years.
69,000 properties have just been reappraised with the new valules going out by mail to all property owners this week.
A new tax rate will be established by county commissioners which can then be used by property owners to determine the amount of tax they will owe for their existing properties.
The current Henderson County Tax Rate is .5610 cents per $100 property valuation.
Added to the county tax bill is tax amounts for various fire department districts in the county in which the property is located and additional tax for towns and cities in the county in which a property owner may live or do business.
EXAMPLE: The following rates apply to those properties in the city, in addition to the county tax bill.
City of Hendersonville
$.52 tax per $100 valuation
Downtown Municipal Service District
$.24 tax per $100 valuation
7th Ave. Historic Municipal Service District
$.17 tax per $100 valuation
With real estate prices 'skyrocketing' throughout the nation, local city and county residents will more than likely see their properties carry a higher 'valuation', but that is not necessarily the price on which the property owner will pay tax in the coming year. Only after the Henderson County Commissioners set the new 'tax rate' later this year based on where the property is located, will a true tax amount to be paid be known.
